Project Overview

Mesner Development plans to begin construction in the summer of 2022 on an in-fill housing development on West State Street between Super Saver and Blessed Sacrament Catholic Church.

The Trinity Heights Subdivision will include market rate townhomes in the form of duplexes. It may also include duplex tax credit townhomes if Mesner Development secures the funding.

In all, 64 to 72 two-bedroom units will be constructed. The final number will depend on configuration and if the tax credit project is awarded.

Among the units, 34 to 44 will be owner-occupied, and 18 to 28 will be renter-occupied.

Trinity Heights is described as a workforce housing subdivision because part of the funding comes the Rural Workforce Housing Fund. That requires that those units cost less than $295,000.

“Ours will be well below that mark,” Cliff Mesner said.

Total cost of the project is $16 million. The project will receive $1 million in Build Grand Island revolving loan funds for the owner-occupied units. Also, $1.79 million of Tax Increment Financing (TIF) has been approved, but final contracts are not in place.

Mesner Development expects to complete the project by 2024 or 2025.
